Housing Market

Iran’s housing market must be examined through local property characteristics, transaction evidence and household affordability. Tehran research provides useful insights, but its findings cannot automatically describe markets throughout the country.

Why location and dwelling characteristics matter

Research on Tehran illustrates why a housing market cannot be reduced to a single citywide price. A 2024 study by Ali Asghar Pilehvar and Arian Ghasemi examined relationships between residential property values and characteristics including floor area, neighborhood, building age, parking and elevators. Its reported correlations underline the importance of comparing similar properties. They do not establish that adding an amenity would independently cause the corresponding price change. s1

The distinction between total property value and price per unit of floor area is especially important. Larger homes can have higher total values without necessarily being more expensive per square meter. A comparison also needs to account for the location and characteristics of the properties represented. These are methodological implications of the study’s focus on heterogeneous dwellings, rather than a new estimate of Tehran prices. s1

A fitted price is not a completed sale

A Tehran housing-price preprint submitted in December 2021 compared statistical and machine-learning methods using a historical transaction dataset. The author evaluated predictions against a held-out portion of that dataset and reported stronger performance for a random-forest model under the study’s selected criterion. The inspected abstract supports that narrow description of the exercise; it does not establish how the model would perform in later market conditions. s2

This matters when interpreting property dashboards. A model output estimates a value under its assumptions and training data. It should be labeled separately from an observed transaction. Similarly, success at estimating prices within a historical sample does not establish reliable forecasts of future market movements. The preprint is useful as an example of prediction research, not as a current valuation service. s2

Prices need a household context

The World Bank’s Spring 2024 economic assessment linked rising housing prices to difficulties accessing ownership and to higher rents. It also identified high mortgage costs and cumbersome loan procedures as constraints. This suggests that affordability analysis must examine financing access alongside property prices; a price observation alone cannot show whether a household can purchase a home. s3

The geographical scope of the evidence also matters. Tehran-specific observations should retain that label. They cannot establish national price levels or the circumstances of households in other cities and rural areas.

What remains to be established

A market assessment at the editorial cutoff needs a documented series with consistent geographical coverage, reporting periods and property definitions. It also needs transaction volumes and appropriate household-income evidence before drawing conclusions about affordability. The sources inspected here do not supply that complete combination. Consequently, this page offers an evidence-based guide to interpreting market claims, while withholding a current price estimate, annual chart or forecast.

limitations

  • The empirical housing-price studies concern Tehran and cannot establish national market conditions.
  • Only the abstract of the arXiv preprint was inspected; no detailed findings beyond that abstract are asserted.
  • No current official price level or forecast has been verified.
  • Research access occurred after the cutoff, using sources published before it.

unverified items

  • The latest official housing-market release available by 2026-10-26.
  • Continuity and coverage of official transaction-registration data.
  • Comparable provincial price, rent and household-income evidence.
  • The methodology and underlying inputs of widely circulated home-purchase waiting-time estimates.

data gaps

  • No complete, comparable annual series for 2012–2026 was verified.
  • Historical study samples and model outputs have not been converted into annual market observations.
  • Official transaction prices, advertised prices, rents and model estimates require separate datasets.

coverage period

Research published in December 2021 and June 2024, with economic context from Spring 2024; market conditions at the cutoff remain incomplete.
